of an agreement that creates a periodic tenancy is not ineffectual by reason
of the fact —
(a) that
the period of the notice, being not less than the period required under this
Act, is less than that which would otherwise have been required at law; or
(b) that
the day specified as the day on which the tenant is to, or will, deliver up
possession of the premises is not the last day of a period of the tenancy.
