Landlord may do repairs and tenant liable for costs

79. Landlord may do repairs and tenant liable for costs



(1) If the landlord gives the tenant a repair notice under section 78
requiring the tenant to repair damage and the tenant has not repaired the
damage in a proper and tradesman-like manner within 14 days after the giving
of notice, the landlord may repair the damage at the tenant's expense.

(2) If the landlord gives the tenant a repair notice under section 78 stating
that the landlord is undertaking the repairs, the landlord may repair the
damage at the tenant's expense as soon as practicable after giving the tenant
the notice.

(3) The tenant is liable to the landlord for the reasonable costs of repairs
undertaken by the landlord under this section if the landlord gives the tenant
particulars in writing of the cost of the repairs.
