10. Person cannot sign away a right to take advantage of a warranty

A provision of an agreement or instrument that purports to restrict or remove
the right of a person to take proceedings for a breach of any of the
warranties listed in section 8 is void to the extent that it applies to a
breach other than a breach that was known, or ought reasonably to have been
known, to the person to exist at the time the agreement or instrument was
executed.
