New South Wales Consolidated RegulationsIf proposed development will involve a need for them, utility services must be
provided to the site of the development, including provision for the supply of
water, gas, telecommunications and electricity and the satisfactory management
of sewage and drainage.
Utility services including service structures, plant and equipment are to be
located below ground or be designed to be an integral part of the development
and suitably screened from public places or streets. Where possible,
underground utility services are to be provided in a common trench.
Habitable buildings must be connected to Sydney Water Corporation’s sewerage
system if within a locality where the density is one dwelling per 1,050m 2 or
greater. On other land, the consent authority may consider on-site disposal of
effluent where the sewerage systems or works are able to operate over the long
term without causing unreasonable adverse effects.
