Floor space ratios
19 Floor space ratios
(1) Except as provided in subclause (2), a person shall not erect any building
on land within a zone specified in Column 1 of the Table to this clause unless
the ratio of the floor space of the building to the area of the allotment on
which the building is to be erected does not exceed the ratio shown opposite
that zone in Column 2 of that Table. Table

(2) The ratio of the floor space of the residential component of a building to
the area of the allotment on which the building is to be erected shall not
exceed: (a) in the case of land within Zone No 3 (a)-0.75:1, or
(b) in the
case of land within Zone No 3 (c)-0.4:1.
(2A) A person shall not erect a
building, carry out a work upon, or use land within Zone No 1 (a), 1 (b) or 1
(c) for the purposes of a registered club, a hospital, a motel or a
refreshment room unless the ratio of the floor space of the buildings on that
land to the area of the land does not exceed 0.25:1.
(3) For the purposes of
subclause (1),
"floor space" does not include the area of unenclosed private balconies at a
height of more than 2 metres above the ground level immediately beneath the
balcony.
