LEETON LOCAL ENVIRONMENTAL PLAN NO 4 - REG 30

30 Certain development-Yanco Avenue, Leeton
(1) This clause applies to lot 1, DP 716572, Parish of Willimbong, Brobenah
Road and Portion 422, Parish of Yarangery, Yanco Avenue, Leeton.
(2) In this
clause
"floor area", in relation to a shop building, means all those parts of the
building within which goods are displayed for sale and to which customers have
access in the normal course of the use of the building as a shop, but shall
not include offices used for the administration of the shop, bulk stores, or
stock reserve areas.
(3) A person shall not subdivide land to which this
clause applies for any purpose (other than the purpose of opening a public
road or any purpose referred to in clause 6 (a) of State Environmental
Planning Policy No 4-Development Without Consent ).
(4) A person shall not
erect more than one dwelling-house on the land to which this clause applies.
(5) The total floor area of all shop building that are or will be erected on
the land to which this clause applies shall not exceed 5 000 square metres.
