New South Wales Consolidated Acts New South Wales Consolidated ActsA term of a residential tenancy agreement that provides that, if the tenant does not breach the agreement or this or any other Act:
(a) the rent shall or may be reduced, or
(b) the tenant shall or may be granted or paid a rebate or refund of rent or other benefit,shall be deemed to have been varied from the commencement of the agreement or the commencement of the application of this section to the agreement (whichever is the later) so that the tenant is immediately entitled to the reduction, rebate, refund or other benefit.
